Quitclaim deeds are an easy way to transfer an interest in real property to another. Be careful. The grantor may not actually have ownership or title to the property, and if so a quitclaim deed may not transfer anything. Quitclaim deeds are different from general warranty deeds in that they don’t guarantee good title is being conveyed. Often family members or married couples use a quitclaim deed to transfer interest in the property to each other sometimes in the context of a divorce settlement quitclaim deed should be signed and recorded.
