What Public Notice Requirements are There for a Real Estate Foreclosure in Wyoming?
If a lender files a lawsuit to pursue a foreclosure of Wyoming property then the filing of the lawsuit serves as public notice of the upcoming foreclosure and the court may set additional specific public notice terms.
If a lender is proceeding according to a power of sale clause in the loan documents and the loan documents are silent as to public notice then the lender must publish a Notice of Sale weekly for four consecutive weeks in a county newspaper. If there is no county newspaper then the Notice of Sale must be published for four consecutive weeks in a state newspaper. Any postponement notices must be published in the newspaper where the Notice of Sale was originally published.
