If the mortgage documents for a Maryland property do not provide otherwise, a foreclosure occurs through the court system. In those cases public notice is provided when the lender files a court complaint and in any other manner set forth by the judge.
If the mortgage documents provide for a non judicial foreclosure then the lender must still file with the court before beginning proceedings. The lender must also publish the Notice of Sale in the local newspaper each week for three consecutive weeks prior to the sale. If the foreclosure sale date is postponed then the lender must repeat publication of the Notice of Sale according to the same procedures.
