What Public Notice Requirements Are There for a Real Estate Foreclosure in Alaska?

In a non-judicial foreclosure in the state of Alaska, a Notice of Default must be recorded in the public office where land records are recorded for the property being foreclosed. The Notice of Default must be recorded within 30 days of the default and at least three months prior to the foreclosure sale. State law does not require that a foreclosure sale or auction be published in the newspaper or otherwise advertised to potential buyers.
Public notice for a judicial foreclosure is provided when the lender files a lawsuit to foreclose on the property. Additional public notice may be required by the court.
